The high land-value and density characterize the architecture of a typical PENCIL TOWER in Hong Kong. They go extreme into hyper density for profits and self-enclosure for private good. This arouses public concerns and provokes rethinking on solutions aimed to provide a habitable living environment, meanwhile, strike a balance among the high-dense city fabrics and economic aspect of development.


By putting a communal park and clubhouse on top of building, SKYPARK is shaped for common good of the living community high up in the dense city. On the bottom side, the building is raised and the ground is freed up for the public to meander within greenery, sunlight, commercial blocks and the urban fabric, which like exploration in FOREST.


This 'Com-Living Space' concept exemplifies in a new mixed-used project in Hong Kong and it well establishes a new typology for the PENCIL TOWER for the common good.
