A Hong Kong Tower with Levels of Constraint/Freedom



K Feature 1: Density/De-density

Hong Kong’s extraordinary density in its urban area is made possible by a converse side: the extraordinary de-density of its countryside. Hong Kong uses only 24.3% of its land area for construction, reserving 75.7% for its country greenery.

Can a single tower achieve the dual-feature—densifying one part and emptying the other?


HK Feature 2: Water/Mountain

Utilizing the island’s topography, Hong Kong’s towers have two types of sites and facial expressions: The office/commercial towers compete for the waterfront and the residential towers soar toward the mountains.

Can a single tower achieve the dual-feature — containing the office/commercial part that faces water and the residential mountains?


HK Feature 3: Levels of Constraint/Freedom

Hong Kong’s towers can accommodate almost all of their needed programs with three tiers of floor-to-floor heights:

3m: living - housing;

4.5-6m: working & commercial - office, shop, restaurant, etc.

9-12m: leisure & transportation - lobby, sky garden, cinema, gym, bus terminal, etc.

Can a single tower achieve the triple-feature — containing three tiers of floor-to-floor heights that accommodate all programs?


Our Proposal: a Tower with Levels of Constraint/Freedom

A single tower with three tiers of floor-to-floor heights, 3m, 6m, 9m, which can accommodate almost all programs for living, working and leisure activities. By super-densifying its living side toward the mountains, the tower acquires a maximum amount of unconstrained spaces for public activities toward the water.






香港塔樓利用港島地形,擁有兩種基地和立面表現: 辦公/商業塔樓爭搶水濱,居住塔樓湧向山地。
